What the R-410A phase-out actually changed

The AIM Act set a schedule for stepping down high-GWP refrigerants, and R-410A came up in that schedule on January 1, 2025. From that date manufacturers could no longer build new R-410A residential and light commercial air conditioning equipment, and the window to install remaining new inventory ran through the end of 2025. A lot of building staff read that as a ban and assumed their systems were suddenly illegal. They are not. The rule targets what gets built, not what is running.

For a New York City building, the practical effect is narrower than the headlines suggested. If your building has thirty apartments on R-410A split systems and two condensers fail this summer, the sensible move is still to match what is there. Swapping a whole building to R-32 or R-454B because two units failed means new equipment, new line sets in occupied apartments, and in some buildings new electrical. That is a capital project, not a repair. Existing R-410A inventory is what bridges the gap while you plan the real changeover on your own schedule.

What is on this page, and what is not

Our supplier carries roughly a thousand R-410A items. Most of it is small parts, coils, and metering devices that are not worth freighting into Manhattan one at a time, and a meaningful share of it is cosmetically damaged. We filter both out. What is listed here is new, undamaged equipment above $1,500, weighted toward the packaged rooftop units and commercial air handlers that actually make sense for the buildings we work in.

The heaviest category is packaged units, and that is deliberate. A packaged rooftop unit puts the compressor, the coil, and the air handler in one cabinet, which means you are not running refrigerant lines down through occupied floors and you are not giving up a mechanical room you do not have. For a walk-up, a small commercial building, or a mixed use property with roof access, that is usually the cleanest path. How this fits with the rest of what we do

Most of our business is thru-wall equipment for co-ops and prewar buildings, sized to the 36 by 19 inch sleeve that has been the NYC standard for decades. That work has not changed and those units are still on our main product pages. This R-410A catalog is a different thing: commercial and light commercial equipment, priced on availability, aimed at building engineers and contractors who need a specific unit and do not want to wait on a distributor lead time.
