What an AHU Retrofit Actually Involves
An air handling unit is the central box that conditions and moves air through a building. It’s a cabinet housing a supply fan, heating and cooling coils, filters, dampers, and controls. In NYC commercial and multifamily buildings, AHUs sit in mechanical rooms, penthouses, and on rooftops, and plenty of them are decades old, still running belt-driven fans and pneumatic controls that predate anyone currently managing the building.
A retrofit modernizes that unit in place. Instead of demolishing the cabinet and rigging in a new one, you replace the internals that have aged out: the fan and motor, the coils, the filtration, and the controls. The cabinet and its ductwork, piping, and electrical connections stay right where they are. Keeping those connections is exactly what makes a retrofit so much cheaper and less disruptive than a full replacement.
This matters more in NYC than almost anywhere else, because rigging access is usually the hardest part of any mechanical project. Getting a big new AHU into a below-grade mechanical room or up onto a roof with no crane path can cost more than the unit itself. Upgrading the existing cabinet’s internals gets around that problem completely.

Retrofit or Replace? How to Decide
It comes down to the condition of the cabinet versus the condition of the internals. Here’s how we look at it.
- Retrofit when the cabinet and casing are structurally sound and the problems are the aging internals: a failing belt-driven fan, worn coils, obsolete controls, or poor efficiency. This is the most common NYC scenario.
- Replace when the cabinet is corroded through, the unit is badly undersized for current loads, or the internal geometry simply can’t accommodate modern components. Water damage and rusted-through casings are the usual triggers.
- Let rigging break the tie. When it’s a close call, NYC access usually favors retrofit. If a new unit can’t be craned or carried in without tearing up the building, the retrofit path wins on total cost.

EC Fan Array Retrofits: The Most Common Win
The single most valuable AHU retrofit we perform is replacing an old belt-driven supply fan with an EC fan array — a grid of smaller, direct-drive electronically commutated fans mounted in a wall inside the cabinet. It’s the same technology behind a fan wall retrofit, applied to the air handler.
- Efficiency. Direct-drive EC motors with variable speed draw far less electricity than a belt-driven fan running at fixed speed — a direct Local Law 97 win.
- Redundancy. If one fan in the array fails, the others carry the load and the building keeps breathing. A single-fan AHU has no such backstop.
- No belts. Direct drive eliminates belt maintenance, alignment, and the efficiency losses that come with worn belts.
- Quieter, tighter control. The array modulates airflow precisely and runs noticeably quieter than a large single fan — a real benefit in occupied buildings.

Coils, Controls, and Filtration
A fan array is often the headline, but the highest-value AHU projects bundle several upgrades while the unit is open:
- Coil replacement. Old coils foul, corrode, and lose capacity. New coils restore heat-transfer performance and can be re-sized if the building’s load has changed.
- Controls modernization. Replacing pneumatic or legacy controls with modern DDC/BMS integration unlocks scheduling, demand-based ventilation, and the data you need to prove Local Law 97 performance.
- Filtration upgrades. Higher-MERV filtration and better filter-rack sealing improve indoor air quality — increasingly a tenant and board expectation in NYC office and residential buildings.
- Ventilation / DOAS integration. Many AHU retrofits pair with a dedicated outdoor air system so ventilation is decoupled from heating/cooling — see our DOAS guide.
Logistics
Permits, Timelines, and Borough Notes
Like-for-like component replacement inside an existing cabinet is generally treated as maintenance and repair. Scopes that change capacity, alter ductwork, or add electrical service typically require DOB filing — your contractor handles the application, and permit-required work adds several weeks to the schedule. A focused retrofit runs days to a couple of weeks per unit; a full replacement runs longer because of rigging and reconnection.

Here’s what you get: much better efficiency, built-in redundancy (if one fan quits, the others pick up the load), no belts to babysit, quieter running, and tight airflow control from the fans’ variable speed. For NYC buildings under Local Law 97, the efficiency also trims electricity use and reportable emissions. It’s one of the most common AHU retrofits we do, and one of the best returns on the money.
Do I need DOB permits for an AHU retrofit in NYC?
It depends on the scope. Like-for-like component replacement, meaning swapping coils, a fan array, or a motor inside the existing cabinet, usually counts as equipment maintenance and repair. Work that changes the system’s capacity, alters ductwork, adds electrical service, or replaces the whole unit typically needs a DOB filing. Your contractor files the application, and you should budget several weeks for processing on anything that needs a permit.
How long does an AHU retrofit take?
A focused retrofit, say an EC fan array swap with a controls upgrade, usually runs a few days to a couple of weeks per unit, depending on access and how much we can prefab ahead of time. A full AHU replacement takes longer because of the rigging, tearing out the old unit, and reconnecting ductwork, piping, and electrical. Phasing matters. How does an AHU retrofit help with Local Law 97 compliance?
The biggest win is fan efficiency. Swapping an old belt-driven fan for an EC fan array and adding variable-speed control cuts the AHU’s electricity draw a lot, and pairing the retrofit with a heat pump or an electrified heat source gets rid of on-site combustion emissions.
