Tenement walk-ups, thin electrical service, and five flights of stairs
The East Village is tenement stock, and tenements impose two limits nothing else in the city does quite as hard: how much electrical service the building actually has, and how you get a two-hundred-pound condenser up five flights without an elevator.
How we work: we supply the equipment and handle delivery. We do not install, and we do not send crews. Your contractor does the install, and we will brief them on the fit before anything ships. What we bring is sourcing, including sizes no manufacturer builds for anymore.
Old-law tenements and what they came with
Much of the residential stock east of Third Avenue is pre-1929 tenement, and a good deal of it is older than that. Five and six story walk-ups, narrow lots, small apartments, and building systems that have been added to rather than designed.
Electrical service is the constraint people underestimate. Many of these buildings were wired for a different century of demand, and while services have been upgraded over the years, the capacity available to an individual apartment is frequently far less than a comparable post-war building. Specifying a condenser that the apartment cannot actually feed is a real and expensive mistake.
Through-wall sleeves are inconsistent. Some buildings had them added during past renovations, many never did, and where they exist they are often non-standard.
The problem we get called about
Electrical capacity first, physical access second. Before anything gets specified, somebody needs to confirm what the apartment panel can carry and what the building service can support. That determines the equipment, not the other way around.
Then there is delivery. Freight arrives at the curb. A walk-up with no elevator means the unit gets carried, and that is a real cost and a real scheduling constraint that people forget to plan for until the truck is outside.
