Post-war brick, through-wall sleeves, and buildings that buy by the line
The Bronx has more through-the-wall sleeve openings than any other borough, and most of them went in with the post-war building boom. That means standardized openings, whole-line replacements, and buildings that order six units at a time rather than one.
How we work: we supply the equipment and handle delivery. We do not install, and we do not send crews. Your contractor does the install, and we will brief them on the fit before anything ships. What we bring is sourcing, including sizes no manufacturer builds for anymore.
What the building stock actually looks like
The Bronx skews post-war in a way Manhattan does not. Large brick apartment buildings from the 1950s and 1960s dominate the Grand Concourse corridor, Pelham Parkway, Riverdale, and the northeast Bronx, and those buildings were designed around through-the-wall air conditioning from the start. The sleeve is part of the wall, not something someone cut in later.
That is good news and bad news. Good, because the opening is already there and a same-size replacement is a unit swap rather than masonry work. Bad, because the sleeve sizes are whatever the original developer specified, and once you are outside the common sizes there is often nothing on the market that fits.
There is also a serious stock of Art Deco buildings along the Grand Concourse, much of it in a designated historic district. Those have the added constraint that anything visible from the street is a facade question, not just a mechanical one.
The problem we get called about
Scale. A Bronx building rarely has one dead unit. It has a line of apartments with identical equipment installed the same year, and they start failing together. The management company needs twelve units, not one, and needs to know the price before the board meeting.
Since two manufacturers have now left the through-the-wall market entirely, the buildings that standardized on Aerosys or AboveAir are in the worst position. There is no catalog replacement for a 36 by 19 opening from anyone.
