Peter Cooper Village sits alongside Stuyvesant Town under the same ownership and opened in the same post-war period, but the apartments are larger. That difference matters more than it sounds, because sizing that works across the street can be undersized here.

Bigger apartments change the sizing
Peter Cooper Village was built with larger units than its neighbour, and it had air conditioning earlier in its history. Larger rooms, more exterior exposure per apartment, and in some layouts more glass all push the cooling load up.
The mistake we see is carrying a specification across from one property to the other because the ownership and the era are shared. The wall opening may well match. The tonnage often should not.
This is still a single-owner rental development, so the buying process is a management decision rather than a board approval, and the volumes are large.
How buying actually works here
Same as its neighbour: management specifies, a contractor installs, and equipment gets ordered against a program schedule. The difference is that the sizing needs to be established from the actual apartment layouts here rather than inherited.
We supply the equipment and handle delivery. We do not install. If you send us the layouts and exposures we will sanity check the tonnage before anything is ordered at volume, because a sizing error repeated across hundreds of apartments is an expensive thing to discover late.
If the existing units are a discontinued brand
Several manufacturers have left the through-the-wall market. Aerosys closed permanently, and AboveAir moved to other product lines. If your building runs either, find the model in the Aerosys cross-reference or the AboveAir cross-reference. For the 36" x 19" opening nobody serves anymore, we have a custom R-454B unit built to order.
