PTAC Replacement in Kips Bay
Post-war towers, concrete construction, and no two buildings alike
Kips Bay is not one development, it is dozens of separate buildings put up across several decades of post-war construction. There is no single answer to what fits, which is exactly why measuring matters more here than anywhere else on the east side.
How we work: we supply the equipment and handle delivery. We do not install, and we do not send crews. Your contractor does the install, and we will brief them on the fit beforehand. What we bring is sourcing, including the sleeve sizes manufacturers have stopped serving.
Varied stock, varied openings
The neighbourhood runs from post-war white brick through 1960s concrete towers, most notably the Kips Bay Plaza towers designed by I. M. Pei, and on into later infill. Each developer specified their own wall openings, so sleeve sizes vary building to building and occasionally line to line within a building.
Concrete-framed towers behave differently from brick. The opening is usually a cast or framed penetration rather than something cut into masonry, which makes it dimensionally consistent within a building but very unforgiving if you order the wrong size.
Buildings here are individually owned co-ops and condos, so there is no shared specification and no central purchasing. Every building solves this on its own.
How buying actually works here
Usually a shareholder or a managing agent buying for one building. The first question is always the opening size, and the honest answer is that nobody can tell you from the address. It has to be measured.
Measure the opening itself, not the old cabinet, and measure in two places. Send us the numbers and a nameplate photo and we will tell you what fits. We supply the equipment and ship it; your contractor installs.
If the existing units are a discontinued brand
Several manufacturers have left the through-the-wall market. Aerosys closed permanently, and AboveAir moved to other product lines. If your building runs either, find the model in the Aerosys cross-reference or the AboveAir cross-reference. For the 36" x 19" opening nobody serves anymore, we have a custom R-454B unit built to order.
