Pre-war and post-war side by side, with completely different constraints
Murray Hill mixes pre-war buildings with post-war white brick on the same blocks, and the two need different answers. Knowing which one you are in decides most of the conversation before equipment is even discussed.
How we work: we supply the equipment and handle delivery. We do not install, and we do not send crews. Your contractor does the install, and we will brief them on the fit beforehand. What we bring is sourcing, including the sleeve sizes manufacturers have stopped serving.
Two building types, one neighbourhood
The post-war white brick co-ops were designed around through-the-wall air conditioning. The sleeve is original, the electrical was planned for it, and a same-size replacement is a straightforward swap.
The pre-war buildings were not. Where those have through-wall equipment now, it was added during a later renovation, which means the opening is whatever that contractor chose and the electrical capacity is whatever the building could spare at the time. Those are the openings most likely to have no catalog replacement today.
There is also a substantial amount of converted and mixed-use stock in the blocks toward Midtown, which brings commercial mechanical constraints into what looks like a residential building.
How buying actually works here
Individual buildings, individual boards, and mostly one or a handful of units at a time. Shareholders often discover the problem when a unit fails and the managing agent tells them the original equipment is discontinued.
Establish two things before shopping: the measured opening, and what the apartment's electrical can actually carry. In pre-war stock the second one is the constraint that bites. We supply equipment and ship it; your contractor installs.
If the existing units are a discontinued brand
Several manufacturers have left the through-the-wall market. Aerosys closed permanently, and AboveAir moved to other product lines. If your building runs either, find the model in the Aerosys cross-reference or the AboveAir cross-reference. For the 36" x 19" opening nobody serves anymore, we have a custom R-454B unit built to order.
